Welcome to Stonebrook Apartments. Please read through this thoroughly so that things may run smoothly for you.
Utilities:
You MUST put the power, gas and phone in your name ASAP! You need to give the managers a copy of your account numbers within 48 hours after moving in or you will be fined $30.00 and you may be evicted. If you do not put the utility bills in your name and we receive bills for occupied apartments, you will forfeit your security deposits.

RENT
Rent is due on the day you move in, unless you have previously arranged a payment plan. If you are making monthly payments, your rent is due by the 5th of each month. If received after that there will be a $30 late fee assessed. If we do not receive a payment by the 15th, you will be given a court-ordered notice for action.
Rent can be placed in a sealed envelope and deposited in the RENT DROP BOX located by the mail boxes. You may also pay your rent in check or credit card to the managers apartment, #11. A $25 fee will be enforced for any returned or dishonored check. If you will be paying your rent with Financial Aid from SUU, please see the managers to get the proper paperwork necessary and to work out any problems.

PARKING
Each resident may have only ONE vehicle on the premises. Any illegally parked vehicle will be towed at the owners expense. If you park in the red zone in front of the Rent Drop Box, you will be towed at your own expense. Tenants are NOT allowed to work on their vehicles on the property.
Bicycles should be locked up on the racks provided in each complex. They are not allowed inside the apartments.
CLEANLINESS
Please keep your apartments clean. There will be routine cleaning checks throughout the year. You will be notified at least 24 hours before each check. During these cleaning checks we will count furniture and check for basic cleanliness. Your porch area is part of your apartment. This includes window wells and basement apartment stairwells! If your apartment needs cleaning, you will be notified. If it does not improve, a fee of $20.00 will be taken out of your deposit. If nothing is done and your apartment continues to get worse you may get an eviction notice and you will not receive your deposit. If the cleaning and damage costs exceed the cost of your deposit, then you will incur the cost difference.
The complex furnishes batteries for the smoke detectors. You can pick these up at the managers apartment during office hours. We DO NOT provide light bulbs OR vacuum bags. Due to the number of vacuums broken by students each semester, we will not be replacing or repairing vacuums.
MANAGER HOURS
Our hours will be posted on the Manager sign by our apartment. If we are not home, there is a dry-erase board where you can leave us a message and we will get back to you ASAP. You can also e-mail us at [email protected]. Keep in mind this is our home, so use your discretion when coming over before or after office hours.
HOT TUB HOURS
SUNDAY-THURSDAY: 1:30 PM- 10:30 PM
FRIDAY & SATURDAY: 1:30 PM- 11:00 PM
There is a 10:00 p.m. noise ordinance. If we have problems with the noise after 10:00 pm, or if we have problems with inappropriate behavior or violation of any rules, these hours may change. If you use the hot tub put the cover back over the tub! You also need a key to
enter! You will be fined if you are caught hopping the fence. You may have up to four guests per apartment in the hot tub with you.
FEES
A fee of $5.00 will be assessed to let you into your apartment (lockouts), or to unplug your toilet (snaked toilets) during our hours. After hours, the fee will be $10.00 for all services. These fees are due at the time of service. PLEASE DO NOT DISTURB US AFTER HOURS UNLESS IT IS AN EMERGENCY.
KEYS
DO NOT LOSE YOUR KEYS! There is a $5.00 fee charged for a new key. Do NOT make copies of your keys. If you do this, you will be required to pay ALL costs for a locksmith to re-key your entire apartment. If the key we get back from you at the end of the semester is not the same as the one we gave you at the beginning, a $15.00 fee will be taken out of your deposit.
Mail keys are located in the storage closet in the kitchen area of your apartment. If you do not have mail keys, come and see us and we will get you some.
LIGHT BULBS
We guarantee light bulbs for up to 30 days after you move in. If one burns out within the 30 days, come by the office and we will provide replacement bulbs for you. After 30 days, the tenants are responsible for replacing ALL light bulbs that have burned out. Light bulbs must be the exact same color and style as the original bulb. At the time of checkout, if we find any burned out light bulbs that are not replaced, you will be fined $5 per tenant, per light bulb.
REPAIR REQUESTS
You should report your repair requests online at: https://www.stonebrooksuu.com/?page_id=125. If you are unable to do this, you can report repair requests to the managers during office hours. Repairs will be done in the order they are received, and according to priority.
OTHER INFO
Three days notice must be given to a student who is being moved to a different apartment. At least 24 hours notice will be given to the tenants of an apartment when they are going to have a new roommate moving in during the semester. This gives them time to make sure there is room for the new person. If for any reason we have a person paying for a shared
room and they are alone in that room, we reserve the right to fill that room with another tenant at any time during the semester, providing that the proper notice is given.
-Rent is $1,495 per semester for a private room and $1095 per semester for a shared room. Our summer rates are $795 for private room and $550 for a shared room. The deposit is $300.00 with $100 non-refundable.
-It is NOT the managers job to help students move into their apartments, be lenient with payments, show students more than one apartment, settle disagreements between roommates, install light bulbs or smoke detector batteries, provide vacuums, vacuum bags, or cleaning supplies, OR help students sell their contracts.
RULES
You should have all read these in your applications and contracts. This is just a short reminder:
– ALCOHOLIC BEVERAGES, DRUGS, FIREARMS, AND SMOKING WILL NOT BE ALLOWED ON THE APARTMENT PROPERTY BY TENANTS OR THEIR GUESTS
– APARTMENTS MUST BE KEPT CLEAN AND IN GOOD REPAIR
– NO OVERNIGHT GUESTS
– NO PETS, NOT EVEN FISH
– EXCESSIVE NOISE AFTER 10:00PM WILL NOT BE TOLERATED. IF IT IS A CONSTANT PROBLEM, THE OFFENDER WILL BE EVICTED
– FAILURE TO PAY RENT WILL RESULT IN LEGAL MEASURES
FAILURE TO ADHERE TO ANY RULES MAY RESULT IN EVICTION!
